Industrial BIM consultancy
for the plant that already exists
A3D is the BIM consultancy specialised in already-built industrial plants. We measure your installation with a laser scanner, rebuild its as-built BIM model faithful to what was measured and keep it up to date as a digital twin. The deliverables are yours, in standard formats, with the level of detail declared in writing.

What an industrial BIM consultancy does
A BIM consultancy organises a plant’s information in a three-dimensional model with data. A3D does this on facilities that are already running: we start from the real plant, not from a blank project.
A3D’s work is a chain of verifiable deliverables that runs from the real steelwork of your plant to a model with which engineering, maintenance and purchasing make decisions about what actually exists. Each phase leaves a document that is useful in its own right before moving on to the next.

1
Laser scanning of the real condition
We measure your plant as it is today with a laser scanner, with production running. The result is a navigable, measurable point cloud: a metric replica of the installation, including geometry that appears in no drawing. How we scan an area →
-
2
As-built BIM modelling
On the point cloud we rebuild the as-built BIM model: structures, equipment, pipework and ducting with their real geometry and data per element. We do not copy the old drawing; we model what the laser measured, faithful to the real plant.
-
3
Digital twin with document management
The model can stay up to date as the plant changes. We safeguard your as-built documentation and keep it current in a single environment on Autodesk Construction Cloud, so that the twin remains your trusted source. How the twin is kept up to date →

BIM support for engineering firms
We support the engineering firms working on your plant: modelling of the real condition, coordination of disciplines and clash detection on the as-built, so that their project is calculated on the measured reality. BIM support for engineering firms →
A3D is a BIM consultancy that digitises already-built industrial plants: laser scanning → as-built BIM model → digital twin kept up to date, plus BIM support for engineering firms.
Who an industrial BIM specialist works for
A3D works for process plants that already exist and for the engineering firms that intervene on them. What they have in common: decisions that depend on knowing what is actually installed, with the measurement in front of you.
- Pharmaceutical plants and GMP environments Cleanrooms, technical rooms and utilities where every intervention goes through Quality and needs reliable as-built documentation before touching a ceiling or validating a change.
- Chemical and process plants Dense networks of pipework, racks and equipment where an extension or a line change requires knowing, with the plant measured, where the new element fits before the shutdown.
- Food and beverage industry Production lines, silos and process rooms that grow in phases and need an up-to-date model to plan every job with the plant running.
- Engineering firms, contractors and studios Project teams that subcontract laser capture and modelling of the real condition to A3D, and receive the as-built on which to calculate their intervention. This is the BIM support for engineering firms.
How this BIM company differs
Many companies “do BIM”. What distinguishes A3D is the ground it works on and the way it delivers: what you receive, in what format and with what commitment in writing.
- Specialised in already-built industrial plants A3D does not design new architectural construction: it starts from an installation that already exists and rebuilds it faithful to how it is today. That focus is what separates capture BIM from design BIM.
- Deliverables owned by the client The model and the point cloud remain your property, editable in the working formats — .rvt · .nwd — and the project on your platform (CDE). The digital asset is yours: any team working with Revit or Navisworks can continue it.
- Level of detail (LOD) declared in writing Each model is delivered with a signed declaration of its level of detail (LOD 300, 350 or 350+PEM): a verifiable document that certifies what the plant has been modelled to. It is a deliverable that few suppliers provide in writing.
- Published entry price Scanning and modelling an area starts at ~€6,000 (estimated), confirmed in a fixed-price offer after the technical visit. You will find the details under pricing.
- Deliverable accuracy, the figure that decides whether it fits A3D declares the fidelity of the final deliverable with respect to the real, measured plant: point cloud below 3 mm and model in the order of 1 cm. These are the figures that govern whether new equipment goes where it has to go, and not the catalogue accuracy of the instrument at a laboratory point.
What sets A3D apart as a BIM company: focus on already-built plants, deliverables owned by the client in RVT and NWD, with the project on your platform (CDE), and the level of detail (LOD) declared in writing.
BIM services we offer
You can start with a single area and grow in phases, area by area, up to the maintained twin. The services fit together, but each makes sense on its own.
- 01 3D laser scanning Capture of the real condition of the plant with a laser scanner, with production running, and delivery of the navigable, measurable point cloud. See the scanning service →
- 02 As-built BIM modelling Reconstruction of the BIM model on the point cloud — as-built and, if you need it, the model of what was designed — with the level of detail (LOD) declared in writing. From the model to the twin →
- 03 Digital twin and document management The model kept up to date as the plant changes, with the documentation held in a single environment, accessible by role. See the digital twin →
- 04 BIM support for engineering firms Modelling of the real condition, coordination of disciplines and clash detection on the as-built, in support of the project team. See support for engineering firms →
- 05 As-built drawings and 2D deliverables Drawings faithful to the measured plant, P&IDs and isometrics derived from the model, for the daily work that is not done in 3D. What an as-built drawing is →

Frequently asked questions about BIM consultancy
The most common questions from those looking for a BIM consultancy or specialist for their plant.
What does an industrial BIM consultancy do?
An industrial BIM consultancy digitises a plant and organises its information in a three-dimensional model with data. A3D does this on already-built plants: it measures the installation with a laser scanner, rebuilds the as-built BIM model faithful to what is there today — structure, equipment, pipework and ducting — and delivers it navigable and measurable. From there, it keeps that model up to date as a digital twin with document management and provides BIM support to the engineering firms working on the plant.
How much does BIM consultancy cost?
Scanning and modelling an area starts at around €6,000 (estimated); the final price depends on the size of the area, the density of equipment and pipework, and the agreed level of detail (LOD). If you also want to keep the model up to date as a digital twin, document management starts at around €400/month (estimated). Scope and price are fixed after a technical visit and a fixed-price offer, so you know what it costs before you start. You will find the details under pricing.
How does a BIM consultancy differ from an engineering firm?
An engineering firm designs the intervention: it calculates, sizes and defines the new works. A BIM consultancy such as A3D provides the base on which that engineering firm works: the as-built model faithful to the real, measured plant, so that the project is calculated on what truly exists and not on old drawings. A3D does not compete with your engineering firm, it supplies it; in fact, many engineering firms subcontract the capture and modelling of the real condition to A3D.
Where does A3D work?
A3D is based in Montcada i Reixac (Barcelona) and works across Spain. The field team travels to the plant for the scanning, wherever it is, and the modelling and document management are carried out in a cloud environment, accessible by role from any location. The scanned sites are spread across the whole country.
In what formats do I receive the work, and who owns it?
You receive the navigable point cloud and the editable as-built BIM model in the working formats — Revit (.rvt) and Navisworks (.nwd) — and the project on your platform (CDE), plus the 2D drawings and deliverables you need. The model remains your property, with a signed declaration of the level of detail (LOD 300, 350 or 350+PEM) that certifies what the plant has been modelled to. The digital asset is therefore yours: any team working with Revit or Navisworks can continue it.
