Industrial digitisation · 3D scanning and BIM digital twin

Your plant is real.
Your drawings no longer are.

We scan it and turn it into a 3D database
true to what has been built.

You know what is there and where it is, and you validate your intervention
on the real plant before touching anything.

You start with a single area — the one you are going to work on — with a fixed scope, schedule and price. Sound familiar?

Six situations we hear about in plants every week

Each one shows what happens at the plant and which service solves it.

Outdated drawings

“Old drawing or CAD file: we know it does not reflect the reality of the plant.”

Every intervention starts blind: the drawing shows pipes and valves that no longer exist.

With the as-built model of the area, you know what is there and where it is, measured to the millimetre.

Intervention validation

Addresses: outdated drawings · cost overruns and delays

We scan the area while the plant runs and insert your intervention into the as-built model: the fit is checked before the works.

You receive the point cloud, the area model and the clash report. The deviation is corrected in design, weeks before a crane moves.

Pricing

And how much does it cost?

Start with one area, with a fixed scope and price: from ~€6,000 (estimated).

Scanning takes days and the as-built model is delivered within a few weeks.

BIM model of the two new silos, in blue, with their walkway and stair tower
Food and beverageIntervention validation

Checking the anchors of the new silo on the existing base.

What was happening. An agri-food process manufacturer had to replace two large silos, reusing the concrete ring of the old ones, with production running and unreliable as-built drawings of the base.

What we did. A3D laser-scanned the real condition, built the as-built BIM model of the base and inserted the new silo into the model to check the fit before any crane moved.

What changed. The model uncovered a deviation that no drawing showed, weeks before the crane reached site: it was corrected on the drawings, with the silo still at the factory.

Food and beverageUp-to-date twin and maintenance

Annual maintenance of the digital twin, with each intervention added as soon as it is carried out.

What was happening. A large brewery is permanently under works: every season brings an intervention and the documentation ages at the pace of the plant itself.

What we did. A3D set up annual maintenance of the digital twin: each intervention is fed into the model as soon as it is carried out, at the pace of the plant.

What changed. Engineering starts each project from the real, measured condition, instead of re-surveying the area. The client has been renewing the maintenance service for years: that continuity says more about the service than anything else.

Aerial view of the BIM model of an animal feed plant: the process tower, the buildings and the tanks
Food and beveragePlant in phases

Production of drawings to make it possible to tender the installation of new equipment.

What was happening. An animal-feed plant needed to replace its silos with documentation that no longer described the plant: no engineering firm could quote for the intervention, and every maintenance query meant walking the whole plant.

What we did. A3D scanned the plant in phases, area by area, with production running. The point cloud was already useful as a first document; the as-built BIM model of structures, silos and equipment followed.

What changed. With the model on the table, the plant could put the silo replacement out to tender and carry it out. Today the engineering firm that manages it prepares each new intervention directly on that model.

Interior of the BIM model of a process plant: tanks on a platform, piping and fire protection network
Chemical / petrochemicalPlant in phases

Scan of the entire plant and BIM model of the reactor area to validate each extension.

What was happening. Extending an area with crowded reactors and pipes is a leap in the dark until a reliable model exists: equipment that does not fit, lines that have to be rerouted and walls that end up being demolished mid-works.

What we did. A3D scanned the whole plant in 3D and modelled the critical area in BIM, component by component, with its own library of parametric reactors and valves.

What changed. The client now validates every extension in 3D before touching the plant: what fits, what moves and which pipe is affected, with the model as the single reference.

BIM model of a pumping station under a canopy, with its steel structure and stairs
Chemical / petrochemicalPlant in phases

Scan of a defined area to check the P&IDs against the plant and link the documentation to the model.

What was happening. The plant documentation was filed on paper and digitised as images: nobody could confirm which equipment was still installed or in what condition, and finding a piece of data meant opening folder after folder.

What we did. A3D started with a bounded, low-risk area and surveyed all of it: point cloud, P&IDs checked against reality and documentation linked to the model.

What changed. From the 3D model, one click on any valve opens its data sheet, and documents are searched by content. Extension to the rest of the plant is planned in phases, building on what has been demonstrated.

Reactor bank in the BIM model with the new reactor highlighted in cyan on a dark plate
Chemical / petrochemicalIntervention validation

Checking that a new reactor fits between the existing lines.

What was happening. Installing a reactor between lines and equipment already in operation is the classic scenario for surprises: the drawing says one thing, the plant says another, and the margin of error is measured in hours of shutdown.

What we did. A3D laser-scanned the area and modelled the existing reactors and lines in BIM; the new equipment was inserted into that as-built model to check the fit piece by piece.

What changed. The manufacturer validated the assembly on the drawings before touching the plant: the same principle A3D applies to validate every intervention, large or small.

Pharmaceutical process piping modelled valve by valve, with the main header in cyan
Pharmaceutical (GMP)As-built and documentation

As-built of the technical rooms, updated with each refurbishment before it reaches site.

What was happening. In a GMP plant, every room refurbishment puts the as-built at stake: Quality can only sign off a drawing that matches the real installation.

What we did. A3D built and maintains the as-built BIM model of the technical rooms: each intervention is reflected in the model before the refurbishment reaches site.

What changed. Today every room change reaches site with a validated as-built and Quality signs off on a reliable model. The relationship has been active for years.

Point cloud cut-out of a services basement: pipes, elbows and supports with the grain of the scan
Other industriesIntervention validation

Scan and as-built model of the area affected by the first intervention.

What was happening. Before the first intervention, with ageing plant documentation, the scope of the works was an assumption on which budget and schedule had to be decided.

What we did. A3D scanned the specific area of that first intervention and modelled it in as-built BIM: a bounded, measured scope that serves as an entry point.

What changed. The works were decided on measured data, and the model of that area remains an asset for everything that comes next at the plant.

Cultural facilityUp-to-date twin and maintenance

Update of the BIM model with the changes to HVAC, gas and fire protection.

What was happening. A cultural facility in Barcelona had an as-built BIM model of the building, and every renewal of services — HVAC, gas, fire protection — took it further from the building as built. Anyone who finds a difference between the model and reality stops trusting all of the documentation.

What we did. A3D updated the model on top of the original survey, adding the new HVAC equipment, the revised gas routes and the changes to fire protection.

What changed. The model matches the building again and remains the maintenance reference, refurbishment after refurbishment.

Exploded axonometric view of the BIM model of an office building with a triangular floor plan
Office buildingIntervention validation

Coordination of HVAC, electrical and fire protection routes through the openings in the beams.

What was happening. In an office building with a distinctive floor plan in Madrid, the services had to pass through very tight openings in the beams of the structural core: HVAC, electrical and fire protection services competed for the same space.

What we did. A3D modelled and coordinated the three systems on the BIM model, anticipating every clash until each one fitted into the space available in each beam.

What changed. Each system reached site with its route resolved and its opening assigned: the fit was decided on the drawings, before assembly began.

General view of the BIM model of an industrialised-construction residential complex
Industrialised residentialIntervention validation

Site supervision and control on the BIM model at every stage of assembly.

What was happening. In an industrialised residential complex, every component was manufactured off site to be assembled in a fixed order: a deviation between the design and what is built is paid for in time and at the factory.

What we did. A3D took BIM beyond design: it integrated it into site supervision and control, alongside the contractor, to verify each assembly phase on the model itself.

What changed. The model was the reference throughout execution: what was built matches the original design, phase by phase.
